To ensure the wet riser system is kept in perfect working order the following maintenance needs to be carried out on a regular basis. An engineer can conduct a visual inspection at any time to check for possible leaks or damage. During the installation process the system should have been fitted with a pressure gauge which can be used to ensure constant pressure levels through the system. When conducting flow tests always check the flow in the pump room and if you can check the roof hydrant.

A qualified mechanical engineer should undertake the following services in accordance with BS 5306 (1976) Part 1. A wet system should be inspected visually twice each year along with the electrical pump. This should be followed by an annual flow test to ensure the system is fully functioning and at the correct pressure. As with dry risers these systems are prone to neglect and water leaking from a wet riser could potentially cause a lot of damage to buildings and homes.

What is a ‘Wet Riser’?
A ‘wet riser’ is a water pipe kept constantly filled and pressurised. It is supplied by either a mains pump, a storage tank and pump or a mains pressure supply. Generally buildings above 60m high will have a wet riser. This can be identified from the outside as there will be no visible pipework or inlet for the fire brigade. With wet riser systems internal valves on landings stating ‘Wet Riser Outlet’ can be found, usually resembling taps. These can also be protected inside wired glass or lockable metal boxes.
